Advice Needed for Down Payment

Hello everyone.

I was recently pre approved with a mortgage lender for a conventional loan. I found a really nice duplex that I would like to house hack. Problem is that I don’t have down payment money. I do have a home on land contract that will be paid off in one year. Unfortunately, I cannot find a lender to leverage whatever equity I may have, as I am not recorded on the deed yet. I also don’t know anyone that has money borrow.

What would you do?
