Land contract vs. commercial mortgage

I was asking my agent to talk to a seller about considering doing a land contract “seller financing” and she said she would recommend me getting around for a commercial loan first so she can tell him what I was approved for as well. Does that make sense? Any helpful feedback or suggestions ?
