Potential deal with either owner financing with wrap or subject 2

I have a potential investment property I may be able to acquire from a couple that are motivated sellers.

I'm trying to decide the best strategy to acquire? I have a few rental properties already. It currently has a mortgage, but wanting to know if acquiring Subject 2 or owner financing with a wrap would be the best strategy??

The property is in Texas. Ideally, I'd like to acquire as a rental, with the possibility of owner financing myself at a future date.

The details are below:

ARV: $270-280K

Repairs: minimal cosmetic $2-3K

Loan balance: app $219K at 3.8% interest,

30 amortization, bought new in 2015.

Down payment app. 10% down?

Any help and assistance deciding the best strategy to acquire owner financing with wrap or Subject to is much appreciated.
