Financing 18 Unit Portfolio Purchase - Need advice quickly!
We have uncovered a portfolio that is currently 15 rented doors, and a triplex in need of repairs prior to renting. The asking price of the portfolio is around $400k. As a newer investor, the numbers on the BP calculators are showing this as a prime opportunity, but stuck on the financing and am in need of significant guidance. Please help, I look forward to your thoughts.

You say "we". Are you working with a partner? If the deal is as good as you say, you have several options:
(1) Wholesale the deal off to someone else for quick cash
Partner up with an experienced local investor and watch and learn
Present the deal to a private lender, credit union or local portfolio lender
Rack you brain and make a list of who you know
