Investing at a Young Age

I have great opportunities that I want to take advantage of but I lack financial history to begin buying rentals and get typical financing. 

Specifically, I found a duplex in a hot area that is only growing and want to get in before the market gets too high. I have credit but no length of financial history to get a loan on the property. My thought is to reach out for a potential land contract to see if the seller is interested. 

Any thoughts or creative ideas would be greatly appreciated!
