Cash out Refi on primary home

Hello all! I am newer to the forum and to the investing world. I’m looking to do my first deal with the next year and the idea of cash out refinancing my personal home to buy an investment property was brought to my attention. What are some thoughts or pros and cons of doing Mia? Thank you in advance. I built my house three years ago and have decent equity in it. I am just nervous about doing this because my interest rate and payment are great as of right now and I really do not want to mess with that unless it could be a good investment in the future.
