Boston Condo Cashout Refi, own more than 4 properties, best rate

I previously wrote a post on trying to get a second position HELOC on this very same unit, only to find that I would not be able to do much with the deal due to the very restrictive nature of that product.

Now, I am reluctantly deciding whether to pursue a cash-out refi on this property, despite the fact that I currently have a 3.25% 30 year fixed rate on the existing mortgate.  However, I am still running into similar headaches, due to the fact that I own more than 4 properties and have several mortgages.  Some firms will not work with me at all, but I did find one; they are giving me what I feel is a reasonable rate, but my hope is to at least keep them honest and find a comp.

As of now, with great credit, I can get the following rate from Watermark home loans with no points:  4.625%  on a 30 year fixed refi with a $1499 origination fee.  

You would be surprised at how many firms I have to call to see if they will even work with me.  Does anybody here have another good source I can try to at least try to get a comp for this rate?
