Airbnb Vacation Rental Refinance

Question for all you vacation rental people! I purchased a duplex that I am currently running as an Airbnb. I would like to find a way to scale this because the cashflow is very significant compared to long term tenants. To do that I want to refinance the property. Is there a way to refinance a short term vacation rental and appraise the property based off the cashflow even though it is less than 4 units? My commercial lender is telling me that I still need a residential appraisal. According to AirDNA (A short term rental data scraping company) my property should do 70K+ gross (Including Cleaning Fees). Has anyone had any experience in this area?
