Possible Subject To Deal

Hello All,

I have a meeting with a seller coming up and need some help with this deal.  I think this could be a subject To but it has some other details that have me a bit stuck.  The seller is 80 years old and lives in a condo with her daughter.  It is worth around $200K, she owes $125K at a 3.375% interest rate paying $835 per month.  She wants to sell the property but be able to stay and pay rent.  She wants to pay rent at the same rate as the mortgage which I know isn't ideal.  I need some help in understanding what additional information should I get from the seller and how should I structure the deal.

Any help would be greatly appreciated.
