how do i get a loc on a investment property that has no mortgage

hi, I have a investment property that is a 2 family that has no mortgage on it. I would like to take to do a heloc or line of credit but I am unsure what are my options. im current investing in Cleveland ohio. also the property is appraised at $55K what LTV will I be offered?
