How to find Owner Financed Properties

Interested in finding properties that owner's are willing to hold the note on for a time.  I like the concept of putting down 20% on a property to rent, single fam or otherwise and the owner financing the property.  Should I just surf listings or is there a more efficient way to locate folks like this?
