Advice needed for financing a US property from Toronto Canada

Hi everyone, this is my first post and I’m new to this so I am wondering what you seasoned investors would do in my situation.

I am interested in purchasing a property in Nevada, Arizona or Texas (I am open to any areas where the numbers make sense). I also would like to put down as little or no money down if possible. Any advice on the best ways to go about financing this?

I also purchased a property in Toronto with a family member and that family member is weary of signing off on me taking out a second mortgage or HELOC for me to invest in a rental property as we don't share the same passions, so those options may be out. Thanks for your time, I'm open to any ideas.
