Getting Funding when you don't have an investor

Hi,

I'm just getting started in residential real estate investing, and I'm trying to secure financing for potential properties I've found. When I talk to hard money lenders they want me to have collateral, and bank statements. I don't have any investors yet. I haven't found any seller financed deals. Are there any other ways to get a deal financed? or are there any hard money lenders who look at the investment deal as collateral?

plenty of ways dont give up after your first few HM lenders, call hundreds learn all the different packages.. the great thing about lending programs is theyre almost identical on a national level, but deals are local so get to hunting
