I own house outright. buyer needs 75-100% finance Wife has 650CS

So we purchased a home for 15k cash. We estimated rehab at 22k. We have put $13,800 into it. It needs about 10k more. We are asking 25k to sell and there is 10k left to rehab and has an ARV of about 52k. The gentleman looking to buy is a contractor with a poor credit score but his wife has a 650 credit score. Can someone send me in the right direction to get as close to 100% funded as possible
