Financing the plan , what route to take or exhaust first

hello everyone my name is Chad Bellinger my wife and I have a plan on becoming retire early with real estate  we hear other people on podcasts and I've been listening to it from podcast number one recently to I'm on 33 I believe and I biggest question is financing I hear some people say well you can Finance so many on you your name by credit but after twenty nobody's going to want to do with you you got to get creative is there a resource or something we can read to look into to find out specifically what we need to do  also  we want to take the dive into it we own our own home like we have a home  I'm pretty sure this is going to be part of the financing to get another house  I just need to know the ins and outs and stuff I don't know if I should talk to a banker read it out of a book and follow with a book tells me or a lender or find somebody who is willing to help me purchase or you know Witt Avenue we just totally lost right now we know we ready to dive in we just don't know how to proceed with it . so yeah any any any advice that anybody can share with us I really appreciate it
