Looking for ideas for creative financing to purchase 2 duplexes

Hi biggerpockets!  This is my first forum post so first of all "hi" and thanks so much to those of you who contribute and provide a wealth of knowledge for those of who are much newer to the real estate investing world- i appreciate you!  

I am trying to purchase 2 duplexes side-by-side for a total price of $570k (they will rent total of about $5600 per month, rental mgt $80/per unit).  

The seller is hesitant to do straight owner financing but they are willing to hold back a portion of the purchase price (about 15%) to help us obtain financing.  I'm just over my head i knowing what type of loan i should pursue, what type of lender, and if that's even feasible.  Any advice would be much appreciated!
