Purchasing Real Estate Notes

Jacquelyn Butler
Posted

I would like to learn more about purchasing real estates notes, exit strategies, where to locate notes, and what paperwork is needed to purchase the notes -- in Texas.   I would love any information.

@Jacquelyn Butler Obtain a copy of Invest in Debt by Jimmy Napier used on Amazon. You will gain the most important understanding of the income and value of the note itself, and how you can enhance that value. Once you master that knowledge you can worry about where to find notes. Most people looking for notes to purchase reject notes that can be very profitable investments because they don’t understand how they can work a note to increase the yield and hence the value of the note. As an example we bought a note with a 6% interest rate at a servers discount so it yielded 17% to us. We then reworked the note by eliminating interest in exchange for a large upfront payment and double payments until the note was paid. Our annualized yield swaps increased to 32%.
