Email template to pitch investors?

Whats the best way to approach asking someone to invest through email?

A few years ago a wealthy business man let us put one of our firework stands on his property and after the season offered to cosign on an rv park, which we stupidly did not pursue...

We figured we would re introduce ourselves as it has been 4-5 years since we have spoken to him, let him know how our business is going and that we are now actively looking for investment real eatate, that we have a couple properties we would like to purchase and ask him to look over the details for us? Kinda sideways pitch it and let him offer before we ask?
