Looking for creative ways to structure a family sale of 1 four unit and 1 five unit building.
The seller would like to hold one of the properties with seller financing.
Buyer would like to acquire both properties for a little money down as possible.

Property 1 : 5 Unit Multifamily
Purchase price: $225,000
Retail value: $250,000
Mortgage: $140,000, held by seller
Property 2: 4 Unit Multifamily
Purchase price: $125,000
Retail value: $145,000
Mortgage: $100,000, held by seller
