If I'm looking for a partner to put capital down while I handle all operations and marketing, would that be considered creative financing or would that be private lending?

Follow up–is there an easier way to find a partner for this outside of good old fashioned networking? Often people looking to be a capital partner don't advertise it, to my knowledge.
