How difficult was it?

Just make sure the cash flow can cover the HELOC payment as well. Typically a HELOC is a better fit for a flip/BRRRR type of scenario so you can pay the HELOC off/down much more quickly.

I have used our HELOC in both scenarios.


Yes, I'm fairly risk averse so taking on a HELOC long term is daunting.

I posted yesterday, but want to be more specific. I'm hoping to invest in a buy & hold property using a HELOC from my primary home as the down payment. I am not house hacking.

This means that's I will get less favorable rates AND will be covering a HELOC + second mortgage with the rental income, which seems difficult. My goal is to at least have positive cash flow while I build equity in the investment property.

Has anyone successfully purchased a buy & hold with this strategy? I’d love to connect.

1. Why is getting a line of credit difficult?

I have an email list of people that have opted in to getting emails about real estate projects they can invest in.

These RE projects are not mine but people I know that I’m sharing.

Is it against SEC guidelines since the people I’m emailing have opted in specifically to get emails about new deals?
