Cash out Refinance Lenders For Investors Needed For Max LTV

Hi,

I am writing to find a lender for max LTV cash out on investment rental properties in New York & New Jersey. I would like options for recently purchased properties with no seasoning periods and options for properties that have been held more than 12 months. I am refinancing out of cash purchases and hard money purchases. If you have worked with any lenders or are a lender with compelling options please let me know.
