Need some funding advice

Hey everybody, I am really needing some advice. I live in the Abilene, Tx area. I have been in the game a few years now but have been rather traditional in my practices. I have three property in Abilene already. One is a residential lot and two are rental properties. My original property is in a more D neighborhood. I was approached by the neighbor about purchasing her house. The house is in bad shape but she is offering it really cheap. Problem I am having is how I might be able to purchase it. I currently don’t have the cash to purchase and not sure my credit is in the right spot for a loan. Really would like to hear some ideas. Really trying to learn so I can do this more when the opportunity arises. Thanks in advance and God bless!!
