Looking for private equity lenders from people other than friends

I have friends and family members who have NO money to invest in real estate.  Every time I see on lending discussions regarding private investors, the first thing everyone says is: ask a parent or friend.  I don't have that luxury.

Anyone have any creative financing stories to tell with raising capital?
