Getting deals funded with no income

Hey, do anyone have experience getting funded for a rental or fix & flip deal without income verification? I no longer have a w2 job & i'm looking to make Real estate investing my full time gig, but did i make a mistake leaving before leveraging my w2 job to get funding ? Is there anyone out there that'll fund my deals if i cannot show proof of income?

Either is W2 income.  I'm so glad I'm over the hump of hard-to-get financing.  It'd drive me crazy when I couldn't get a loan on a property, even if I was bringing 20-25% to the table.  Hell they wouldn't do it with 50% down because I didn't have a 'real job'.   Thankfully commercial lenders are a bit better than on the residential side.
