NEED 100,000 ASAP for my Buyer.

I represent the buyer and seller in contract, currently the house is under contract for 250k.  The house needs 20k in repair, my buyer has 150k cash, plus the repair money.  The buyer needs 100,000 cash ASAP! Contract expires 5/28 with a 14 day grace period.

The buyer was trying to free up other investments for the remainder 100k needed to complete the purchase.  It has taken longer then expected, they don't want to loose the deal.

They kicker is the seller no longer wants to sell for that price except to the current buyer, seller told me he would make the repairs, then put it on the market for full price.

Please help me get them hard money for the deal!
