possible owner finance situation

A little oof base guys, but i need your help.I have a home
owner willing to do owner finance on his property.He is purchasing another home and has to sell first.How can i make this a win-win situation for the both of us.I am hoping i can do this without using my own funds.Again, i humbly
apologize if i am using the wrong forum.I am a newbie and
learning the ropes and site etiquette.Thanks Charles.....He
would like to have some funds from the sale. :roll:
