Successfully Self Employed-Switch to 100% Real Estate
First let me thank you for any advice. I’m a 43 year old business owner. I’ve owned my business for 14years. My business has been lucrative where both myself and my wife and 4 young kids have great comfort. I currently own 7 total properties 4 residential and 3 commercial. I bought them over the last 5 years. All net cash flow about 4K a month. Salary is about 170k a year plus a bonus give or take profitability of my business. The issue is my “real job” I believe is starting to have an impact on me both physically and mentally due to stress and long hours. Not to mention I barely see my family. I’ve always loved real estate and have a laid back personality. Like many of you it’s fun for me to cruise Zillow or Realtor.com looking a for a deal or just to look. I truly love it. I have always loved the deal making aspect and the eye you have to have to put it together. Obviously my career has enabled me to purchase some real estate on the side. I love it like I loved collecting baseball cards as a kid. I’ve been shadowing bigger pockets just reading others posts and it’s inspiring.
I’m not very liquid (about 100k) in cash or 40k retirement almost all my net worth is in my business or real estate. My question is has anyone had experience of essentially transitioning out of a corporate job to major real estate deals to support their family. If so how long did the “transition” take place and what steps were immediately. How was financing obtained...ext. My goal is to transition out in 4-5 years. Any feedback would be appreciated.
