Finance a lease fee on a Hawaii condo

I am currently coming to maturity on my 7 year balloon on my rental property (2 bdrm condo) in Hawaii. The property is currently a Leasehold property but I can buy the fee for $98K and it magically turns into a Fee Simple property. Can anyone tell me the best way to 1. refinance the property and 2. finance the fee? I tried to go through blufi but Bank of America (the lender who would be buying the mortgage from blufi) would not do it. Any information is greatly appreciated!
