who here has had great luck with lenders besides Lima One for fix and flips? Also who has great terms and rates for foreign investors not in the United States?

There are so many lenders that have these hidden fees and try to get over on you. Any type of recommendation will be appreciated    I am currently not having the best look with my previous lender(excluding Lima One).
