Creative Financing and Best Loan Programs

I've recently been looking for a lot of owner financed deals, but it is just not very desireable for most sellers right now, most of them want to simply cash out.

I wanted to post an open thread to discuss what some of the best creative financing techniques or loan programs that you've come across or have recently been using.

I have recently been researching VA "vendee" loans and USDA "rural development" loans. What other types of programs and creative ideas for financing are working for you right now or offer good loan terms, down payments, etc.?
