Trying to get a HELOC for my 2 family home without Full Apprasial

Hi all,

I am not sure if this type lender exists. 

I have a 2 family property in Queens NYC and I'm trying to get a HELOC.

Only issue is my basement is a converted illegal unit. I was told that this would be an issue on the appraisal. Is there any banks or lenders that would do a drive by exterior only? Or only view my 2 units without the basement?
