Have deals on multiple homes what to do?!

Hey so I’m in need of advise since I’m new to investing. I possibly have a couple deals I’m partnering with ppl. I am using a private money lender(friend) gonna help with one but I have another one possibly that might go through too but I don’t have funds for that one. I just started my LLC but maxed out all my personal cards and don’t have 20k to spare. I was thinking of a GAP loan but idk where to find anyone. I’ve asked privatemoney lenders but some say they won’t do that. So any suggestions or recommendations I would really appreciate it. Thanks!
