Prepay mortgage on rental, urgent

Hi all,

Need you expert advice. I have about 100K remaining on the rental property and I am looking to pay it off. That will yield be positive cash flow of about $600. My condo value is down since I bought it, so I am looking to do the cash flow, which will help me sell it at a breakeven price in the future, if price doesnt go up in say 2 yrs...

the idea is to not loose any money and get out of it by using cash...

has anybody done this before...pls advice?
