Leveraging your portfolio
I started investing in real estate in 2010 and slowly acquired one or two properties per year peaking at 10 units in 2014. Growth stalled out after that last purchase from lack of cash, taking time to pursue my MBA, getting laid off, and inability to get credit. After finishing grad school and re-entering the job market I refocused my efforts on real estate. I divested two properties earlier this year for a modest profit and I'm now sitting with about $60K in cash. I also have approximately $400K in equity in my remaining three properties, but I have been unsuccessful finding banks that would provide collateralized loans against them. I'm looking to get out of the small single and multi-family properties and acquire something larger, but my lack of cash is holding me back. I'm wondering if anyone on BiggerPockets has had success with home equity loans or other forms of financing to raise capital to put towards a down payment on another property? Any and all advice would be greatly appreciated!
