looking for creative ideas need some extra down money on a 6 unit

Hey Folks, I have a six unit I'm working on in Birmingham AL, I have 5 percent available to put down however with the commercial lending I need an extra 15-20 percent down. I'm looking for some creative ways to close this deal. It is a good deal so I will be able to refinance in 6 mo to a year. Any input is appreciated! Thanks in advance

    @Ryan Good have you considered doing a partnership/JV with other investors? Others may not have 20-25% down payment like you but you might be able to package the deal and market it to 4 other investors who can put lets say 7.5% down. The extra 2.5% can cover legal fees to make sure all members are protected in the JV and possibly give you a little commission for structuring the deal
