OFF MARKET PROPERTY HELP

I have a neighbor that I have talked to over the years who lost his job and needs to sell his house quick he is 4 payments be hide but this is not the first time and he has no job to get caught back up. he owes around 40k and wanted to list it at 60k I offered 50k for it he shot back with a price of 55k. which is my max offer price. I am going to try for a little bit lower and go from there to get a sale agreement signed. My real question is what happens next, I need the 55k for the house and 20-24k for rehab. Houses in the area have been selling within weeks with very similar comps from 95-115. I have only owned my house for less than two years and my credit not very good. The number works for this flip and even better if I was to use the BRRR method which I would prefer. How could I go about getting the money need for this deal and fast? None of my family or friends are willing to help me out and take a risk
