Financing a Live/Work property

Do you know of any financing options for a "live/work" property? 

It is a special purpose property that appears to be zoned commercial, but is surrounded by residences. It would require my partner and I to move to another state, but it is perfect for our needs. He is approved for a residential loan at a higher amount than the asking price. Unfortunately, neither of us has an existing relationship with a private lender. Any ideas of avenues to pursue would be much appreciated.
