Found a steal, need to sign correct tomorrow but don't have DP

Found a total steal real close to the heart of down town. Beautiful home. I need to make a move tomorrow morning. Problem is I don't have the down payment (3% using conventional loan) quite yet. Besides borrowing from family what are my other options? I know this house will not be for sale for more then two days. Is there a special loan or anything I can do to secure this house? I have maybe 1% down, as this is my first home purchase. It's also owner occupant for first 20 days so that's helpful in my favor, also it's a Fannie May homepath, not sure if that would change anything. Advice is always appreciated
