Creative Finance Build

Hello everyone.  I'm relatively new to this and have successfully flipped a few small condos in the Columbus market using cash.  I'm looking to take on a larger project, something a little outside the box.

There is piece of property that I want to buy, (5 acres in the woods near a lake) the seller owns it outright and is open to seller finance/land contract (love some advice on how to structure that part of the deal as well), then develop the land into something that I can use as a 2nd home, but primarily rent as a vacation rental.  I can use some of my cash, or take some $ out of my current residence to pay for construction, but once it's done I'd like to refinance the entire property, pay off the land contract, and hopefully get an appraisal of almost double my $ in because I plan on doing a majority of the work myself.

So I guess there are 2 questions:

1. Anyone have any great links to seller financing deals on land?

2. Any success stories that I can model my deal after?
