Options - Seller financing - SDIRA leveraged property
I have a SFH in Houston that I want to sell and when I spoke to the tenant, they are willing to buy it and would like me to do seller financing. I am open to the idea, however the property is leveraged with a non-recourse loan (bought using funds from my SDIRA). I have 50% equity in the house and don't have enough cash in the IRA to pay it off. Tenant does not have the 50% downpayment either.
What are my options? Any help is appreciated.
