Need help with financing despite gap in recent work history

Hi I'm a newbie but I recently found a great deal to invest in as a buy and hold. It's a triplex that was converted to a duplex and it is currently priced at close to half it's market value. It will need a bit of work but it has lots of promise and is in a good location. My desire is to turn it into a co-work space where I rent it out to small businesses looking for a virtual office. Although I have great credit. Last June I decided to take the jump and leave my mid-level manager position to start my own consulting business. Therefore, my income has been very spotty with some months showing no income. Fortunately, things have picked up a great deal and I expect that my income will now continue to grow. The problem is that I need funding asap so that this deal doesn't slip away. I considered CreditNav but heard horrible stories on various threads. Any advice?
