Cash Out Refi Into a Portfolio Loan

Just seeing if this is even possible.. Currently in the situation where we have a PML willing to lend to us on multiple deals. They would be all cash purchases below market value, and I am just wondering if we were to purchase 5 properties (example purposes) would we in a years time be able to cash out refinance those properties into a portfolio loan? Has anyone ever done anything like this? Thank you!
