Line of Credit on investment property

Does anyone know of any lenders that offer Line of Credits on rental properties?

I live in NYC and have a rental home in St Petersburg Florida with approximately $120,000 in equity. I'd like to use the equity to purchase another property, but I'm having difficulty finding a lender that offers Line of Credits on investment properties.

The investment property is in my personal name and the mortgage is not fully paid off.
