Multi house financing

Hey folks, I currently have two cash flow positive rental properties in central Jersey.  I was recently approached about purchasing a group of 5, single-family rental properties in a nearby town from another investor.  I've run the numbers and the deal checks all of my boxes, however I am unsure on the best way to finance such a transaction.  The total deal value is around $600-$650k, and I can probably pull together ~$100-$150k in cash. Additionally, if you broke apart the deal, each house is priced ~$20k below other comps in the area, so there could be some positive equity right off the bat. Any thoughts or comments would be greatly appreciated.
