Non occupant cosigner advice.

Hi, I'm looking to buy my first home and am in an odd situation. I have good credit, plenty of capital for a down payment with an FHA loan, but my work history is dodgy as I've been self employed over half the time and did not file taxes. I have started, but am trying to buy a house sooner than two more years.

My question is, is it possible to buy a house with a friend as the cosigner? All lenders I spoke with so far have said no. Or is it possible to use cosign with my brother as he has great work history but no credit?

Any help would be greatly appreciated. Thanks in advance.
