Subject to Financing help

I'm looking to buy my in-law's house as they downsize. It is in need of some repairs I have the capitol to do the repairs or to finance the purchase of the property but not really both. I would like to do a subject to deal since they have decent financing in place 4.875% on a 30 year fixed. They are good with doing the subject to deal as they are looking to rent long term. there is equity in the deal and this deal would meet my criteria even if it were not my in-laws home. If there is any one that is an Subject to expert any help would be appreciated. What I need at this point is that paperwork to get the house under contract and start the ball rolling.
