Any opinion on South San Jose Commercial Real Estate?

I am planning to invest in a crowd financing of an office complex in South San Jose.

Property that's currently 67% occupied is projected to be fully occupied in 2 years.

Does anyone have an opinion of the future prospects of commercial real estate, specifically office
space in South San Jose?

Main advantage for companies to move to South San Jose is the lower leasing rates (compared to
San Jose) and reverse commute benefits for employees.

SAN Jose is predominantly tech and while South SAN Jose is very inexpensive , most Tech companies like to be near their suppliers, competitors, etc. And, in today's environment being located in a central location is critical to the success of the company. It's just not convenient for customers to fly in to SJC and drive to South SAN Jose even in a reverse commute situation.
