HELOC strategy - downpayment and upgrade

My wife and I are applying for a HELOC on an investment property and expect to get an LOC of about $100K. Our thinking is to apply some of that as a downpayment on our next investment and the rest to upgrade another multi family we own. Curious if anyone has tried this and/or has feedback on the pros/cons of the approach. Thanks.
