203k - How Much Would I Qualify For?

I've been pre-qualified for an FHA up to 155k with no more than 2k in taxes. I found a 3-unit for 139k and 3k in taxes, but it needs some updates. How much do you think I'd qualify for with a 203k loan to include updates to the house (maybe 35k in updates)? I'm just wondering whether the ARV bumps up the $$ I'll have to work with? Otherwise, I'd have to save $$ and do repairs over time. I plan to live in one of the units.
